On infill sites, sequence is everything
New construction in Johns Creek is mostly infill and redevelopment: pad buildings in existing shopping centers, medical and professional office buildings, mixed-use around the Town Center area, and multifamily on remaining parcels along the corridors. Sites are tight, neighbors are open for business, and the envelope has to go together in the right order the first time.
Stucco and EIFS sit where several trades meet. The framer sets sheathing, the window installer sets openings, the roofer finishes parapets and roof-to-wall transitions, and the sealant installer closes the joints. We review drawings and specifications at bid, flag details that will not drain or will be hard to build, and confirm who flashes which openings and penetrations before mobilizing.
On site, we check the sheathing and barrier we are covering, build a mockup when the project calls for one, and keep the general contractor informed about weather holds and curing time. Closeout includes sealant at our terminations and documentation of the finishes installed, so the owner has what they need for future repairs.

Hard coat or EIFS for your project
Most commercial projects are specified for either three-coat portland cement stucco or a drainable EIFS, and some use both on different elevations. Hard coat stucco is a dense, impact-resistant cement finish built over a weather barrier, lath and weep screed. EIFS adds a layer of insulation board behind a reinforced base coat and finish, and makes larger foam profiles and cornices practical.
Whichever system is specified, the parts that decide whether the wall stays dry are the same: a continuous weather barrier, flashing at windows, parapets and roof-to-wall transitions, control or expansion joints where the design calls for them, and sealant at every termination. When we review your documents, we point out details that conflict with the system manufacturer’s requirements so they can be resolved before the bid is final, not during construction.
| System | Build-up | Often used on |
|---|---|---|
| Three-coat stuccoHard coat | Barrier, lath, scratch, brown, finish | Ground floors, high-traffic walls |
| Drainable EIFS | Barrier, insulation board, mesh, finish | Upper floors, large elevations |
| Foam profilesCornices, bands | Shaped foam, base coat, finish | Parapets, towers, accents |
| Combined facadesStucco and EIFS | Each system to its own spec | Mixed-use and retail |

Working on Johns Creek's tight, busy sites
Most Johns Creek projects we bid sit next to operating businesses or occupied buildings, and the logistics matter as much as the wall.
A pad building at a Medlock Bridge shopping center, an addition near Emory Johns Creek Hospital or an apartment building on a parcel off McGinnis Ferry Road all come with limited laydown space, active parking lots and neighbors who expect clean, safe access. We plan lift locations, material staging and scaffold with the general contractor's site logistics so our work does not crowd the property around it.
